Position Summary:

The Chief Building Engineer is the sole maintenance professional responsible for the complete daily operation and upkeep of a 164-unit high-rise residential property. This is a hands-on role requiring direct execution of all maintenance tasks — from daily trash collection to complex HVAC repairs. The position requires equal commitment to:

  • Daily operational maintenance, ensuring resident satisfaction and property value

  • Life safety systems, ensuring compliance and safety

  • Vendor management, ensuring quality and cost control

Daily maintenance tasks form the foundation of this role and must be completed consistently before addressing other responsibilities. Strong communication with the on-site manager is essential.

This position requires someone who takes pride in both the details of daily property care and the technical expertise of building systems management.

Salary range: $31.25 per hour

Essential Duties and Responsibilities:

  1. Oversee, coordinate and assist in the activities of the maintenance operations including but not limited to; project oversight, repairs and replacement, on-call responsibilities, and hands on maintenance repair.
  2. Responsible for ensuring safe and efficient maintenance and operation of the physical structure(s) of the building, all mechanical, electrical, HVAC systems and any other related equipment
  3. Recommend, implement and manage the department's budget capital expenditure plan, forecasts and objectives consistent with maintaining a first-class property and management's expectations.
  4. Review purchase requests and monitor expenses to ensure budgeted goals are met.
  5. Immediate response to emergency situations (fire, evacuations, water mitigation, equipment failures, etc.)
  6. Perform preventative maintenance duties including but not limited to: changing filters, replacing lights, ballast and switches, power outages, patching and painting, etc.
  7. Comply with all applicable codes, regulations, governmental agencies and company directives in regard to safety and building operations.
  8. Maintain and ensure proper operation of life safety/fire systems/elevators.
  9. Ability to read and interpret As-Built drawings
  10. Attend all Association Board Meetings
  11. Participate in all required training through East West Urban Management & East West Resorts

  13. Knowledge/Skills
    Advanced knowledge of the Building Management/Engineering profession. This includes
    knowledge required for management of people and complex problems.
    Ability to provide information and associated services to management and HOA Board.

    Ability to communicate effectively both written and verbal.
  14. Potentially lifting, pushing, pulling and carrying weights up to 50 lbs. and greater, for all equipment and machinery.
  15. Frequent bending and/or kneeling throughout the day for repairs and maintenance of property, equipment and machinery.
  16. Mobility throughout the property, all floors, varying heights and distances. Use of ladders required at times.
  17. Limited driving on an occasional basis for supplies, equipment, etc. Generally, within 20 miles.
  18. Ability to be on-call
  19. Other duties as assigned

Education:

- High school diploma or GED equivalent

Experience:

- Minimum 3-years building maintenance experience

- Experience with multi-family residential properties preferred

- Homeowner Association experience preferred

Skills:

- Proficient in HVAC, plumbing, electrical systems

- Pool maintenance certification (CPO required or ability to obtain)

- Ability to read as-built drawings and technical manuals

- General carpentry, painting, and repair skills

- Strong work ethic with pride in both routine and complex tasks

- Self-motivated and able to work independently

- Detail-oriented commitment to property appearance

- Customer service focused with professional resident interaction

- Reliable with consistent daily task completion

- Adaptable to seasonal demands and emergency situations

- Ability to lift, push, pull, carry up to 50+ lbs regularly
