Position Purpose/ Summary

The Lead Building Engineer is responsible for understanding, maintaining, and operating all building equipment and systems under the direction of the Chief Building Engineer. This role serves as the senior technical resource on shift, leading by example, helping prioritize workload, and supporting daily execution of preventative maintenance and work orders. The Lead Building Engineer supports the Chief Building Engineer with oversight of Building Engineers and Maintenance Technicians, including coaching, training, and ensuring work is completed in a timely, professional, and safe manner.

This position requires a strong sense of urgency, particularly in responding to resident concerns, life-safety issues, and building system failures in a 500-unit residential environment.

The successful candidate will be able to clearly demonstrate their skills and capabilities, including but not limited to the below.

Essential Duties and Responsibilities:

  • Maintain, operate, and manage building critical and non-critical systems in accordance with building specifications, operational demands, and direction from the Chief Engineer.
  • Assist the Chief Building Engineer in managing the time and workload of Building Engineers and Maintenance Technicians.
  • Perform preventative maintenance on mechanical, electrical, plumbing, and HVAC-related equipment.
  • Troubleshoot operational failures and restore building services with minimal supervision.
  • Operate and troubleshoot fire/life safety systems, electrical systems, plumbing systems, and emergency power systems.
  • Assist in establishing and maintaining appropriate building records, plans, reports, and preventative maintenance schedules.
  • Understand and implement equipment, parts, and supply inventory controls.
  • Assist with assigning, distributing, and following up on building responsibilities and work orders assigned to technicians.
  • Assist the Chief Engineer in teaching, coaching, and training new and existing Building Engineers and Maintenance Technicians to ensure consistent standards, safe operation, and strong technical performance.
  • Coordinate with local health, safety, fire, and building inspectors to ensure compliance with applicable codes, regulations, and OSHA requirements.
  • Assist with safety training programs and OSHA compliance.
  • Perform routine preventative maintenance inspections on boilers, air handling units, cooling towers, pumps, and related equipment, including recording operational data and adjusting controls for efficiency.
  • Ensure snow removal, landscaping, and irrigation operations are managed appropriately.
  • Recognize the impact of building operations on residents and respond to issues with urgency, professionalism, and a resident-focused mindset.\

  • Exercise sound judgment in prioritizing tasks and escalating issues when appropriate.
  • Perform additional duties and special projects assigned by the Chief Building Engineer or On-Site Manager.

  

Education:

  • High school diploma or equivalent required.
  • Bachelor’s degree in a related field preferred.
  • Willingness to obtain additional certifications or licenses as deemed appropriate by management.

 

Experience:

  • Minimum of 3–5 years of experience with working knowledge of building engineering systems, including HVAC, plumbing, fire suppression, smoke control, elevators, and emergency generators.
  • Ability to stand for extended periods, lift 40 pounds or more, and climb stairs and ladders.
  • Willingness to be on call and work additional hours as required.
  • Prior lead/shift-lead experience preferred.
  • Prior Homeowners Association (HOA) experience preferred.

Skills:

Language Skills

  • Ability to read, analyze, and interpret common scientific and technical journals, financial reports,           
  • and legal documents. 
  • Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. 
  • Effectively present information to top management, public groups, tenants and contractors
  • Ability to read and comprehend instructions, correspondence, and memos.   
  • Ability to write correspondence emails. Ability to read and interpret documents in English such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to effectively listen and comprehend homeowner, guest or vendor requests and concerns.
  • Ability to speak effectively before groups of customers or employees of organization in English.
  • Knowledge of Spanish a plus.

  • Key bank and fob system
  • Control panels of building equipment such as fire alarm system, domestic water pumps, elevator control, etc.

Mathematical and Reasoning Skills

  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals and the ability to read a tape.

Certificates, Licenses, Registrations

  • Certified Pool and Spa Operator, current or ability to obtain

Salary range: $24.00 - $26.00 per hour, based on experience.
