Position Overview

The On-Site General Manager is responsible for the overall administration and physical operation of the building. This includes supervising on-site staff, coordinating vendors and service providers, supporting financial review processes, maintaining preventative maintenance programs, and serving as the primary liaison for residents.

In a 65-unit luxury setting, this role requires hands-on leadership, attention to detail, responsiveness, and discretion.

Key Responsibilities

Leadership & Staff Oversight

  • Supervise and schedule front desk and maintenance personnel.

  • Establish clear service standards and ensure professional presentation at all times.

  • Provide training, direction, and performance feedback.

Property Operations

  • Conduct regular inspections to ensure the building’s appearance, cleanliness, and mechanical systems meet luxury standards.

  • Oversee preventative maintenance programs and coordinate timely completion of work orders.

  • Manage move-in/move-out procedures and amenity oversight.

Vendor & Contractor Management

  • Coordinate and supervise contractors and service providers.

  • Maintain strong vendor relationships and monitor quality of work.

  • Review and approve invoices in accordance with established procedures.

Financial & Administrative Support

  • Review monthly financial statements and collaborate with Accounting to resolve discrepancies prior to Board review.

  • Prepare monthly operational reports for the Portfolio Manager and Board.

  • Maintain accurate records, logs, and compliance documentation.

Resident Relations

  • Serve as the primary point of contact for residents.

  • Respond to inquiries and concerns professionally, promptly, and impartially.

  • Oversee access control systems, amenity reservations, and package management.

  • Maintain a calm, solution-oriented presence in high-expectation situations.

 

Qualifications

  • 5+ years of residential property management experience, preferably in a luxury condominium or high-rise environment

  • Experience supervising staff in a service-driven setting

  • Strong knowledge of building operations and preventative maintenance programs

  • Financial literacy and comfort reviewing monthly financial statements

  • Exceptional communication and interpersonal skills

  • High level of professionalism, discretion, and attention to detail

  • Proficiency with property management software and Microsoft Office

Professional designations (CMCA, AMS, PCAM, or similar) are a plus.

Annual Salary - $80,000
